Mr. Nixt stated that in light of the fact that the City has still been distributing the same <br />map/document, people like him rely on that map. He wondered why the documents have not yet <br />been updated and added that he will pursue this issue a little further. <br /> <br />Mr. Schroeder summarized that in November 1993, the Planning Commission saw this, in <br />November 1993, the City Council saw this, in December 1993, the Planning Commission initiated <br />an additional comprehensive plan process - primarily to review the transportation issue. That <br />process still is not completed. It was never intended that this most recent process would go on that <br />long. That's why we have draft documents sitting around. <br /> <br />Mr. Nixt stated that if the MUSA approved is what's on the map on the wall, and the City asked <br />for more area, yet on March 10, it was approved as the amount on the map he presented, he <br />wondered how the City picked up the other 40 acre parcel. He wanted to see how that happened <br />and added that he expected to see 2.5 acre lots developed in this area. <br /> <br />Mr. Wissler expressed concern about all the traffic coming out to C.R. #5 and then maybe down <br />Sunfish Lake Boulevard which cannot handle that traffic. <br /> <br />Chris Dempsey, 14694 Krypton Court NW, Ramsey, stated that he is an employee of Novak <br />Fleck, one of the largest developers in the Metro. He stated he has been a resident of Ramsey for <br />about two and one-half years and has followed the course of the City Council meetings and has <br />seen some of the developments proposed. He felt that Mr. Peterson has in all cases tried to <br />address concerns of the people and to make the development as aesthetically pleasing as possible. <br />He added that he lives close to some of Mr. Peterson's developments and he would not have a <br />problem living in any of them. The comments relating to lowering the density from 143 to 121 - <br />the area he works in is finances of land developments - there's not as much profit as a lot of people <br />think there is. He listed some of the costs and added that reducing the number of lots does not <br />necessarily reduce the cost of certain things. It's reasonable to expect that a developer should be <br />able to make a profit. This profit is not what a lot of people think. He felt that Mr. Peterson has <br />gone way above the call of duty and he hoped the City Council and the residents consider this. <br /> <br />Peggy Purvis, 6025 - 157th Lane NW, Ramsey, stated there is not way out on 157th right now. <br /> <br />Mr. Peterson responded that that road has to go all the way to T.H. #47 before this subdivision can <br />happen. <br /> <br />Charles Johnson, 6010 - 159th Lane NW, Ramsey, stated he would like to recognize Mr. Peterson <br />as making a good effort to come to a compromise and he thought the neighborhood appreciates the <br />efforts. With the new drawing introduced tonight, he would also suggest that Mr. Peterson <br />consider the lead link fence which would take care of the emergency access. In the case of <br />feasibility, it's possible to put in one acre lots with sewer and water. He was sure the City would <br />like to see taxes coming in from these lots. It would mean that the property would make less, then <br />the seller would have to sell for a bit less. Mr. Johnson noted that this is a substantial <br />improvement, but the neighborhood would like to see less density on the borders. If you cut these <br />lots on the borders in half, you could still have 130 lots. He stated that he also does not see any <br />green space. We need to have neighborhoods in the development. It's not practical to have to <br />block off roads to have a gathering. These people have a right to park space within the <br />neighborhood. <br /> <br />Scott Jones, 16000 St. Francis Boulevard NW, Ramsey, asked about where the road will <br />terminate and where the existing lots line up with the proposed lots. <br /> <br />Mr. Peterson showed him the lot lines on the map and added that he does not own the land talked <br />about for a road.
