Decoster <br />2008 Beacon St <br />Roseville, MN 55113 <br />Re: Site Plan Review <br />Dear Mr. Decoster: <br />7550 Sunwood Drive NM • Ramsey, Minnesota 55303 <br />City Hall: 763 - 427 -1410 • Fax: 763 -427 -5543 <br />wR�.ci.ramsey.mn.us <br />We are in receipt of site plan and building elevations submitted by Decoster and <br />Decoster, Inc. dated February S ' 2007. We offer the follol� ing comments:. <br />General: The site plan is proposing a 425 square foot building addition. The site is <br />located generally north of Highway 10 and west of Alpine Drive. The addition will be <br />. used for an expansion of the existing training facility. <br />Zoning: The site is zoned B -2 HighNvay Business District. Requirements for the B -2. <br />Highway Business District are found in Chapter 9.20.22 of the City Code. Offices are <br />permitted uses within this district. <br />Lot Coverage: With the addition, the proposed building NAT 11 cover 13 percent of the site, <br />which is under the maximum lot coverage of 45 percent. <br />Utilities: The proposed building will be served by existing on -site sewer and water <br />facilities. Staff will revieiv septic system sizing at tune of BuiZding Permit application. <br />Setbacks: There are minim front rear, and side setbacks of 35 feet, 35 feet, and 10 <br />feet, respectively. Additionally, all parking and pavement shall be a minim of 20 feet <br />from street right -of -way. The proposed addition adheres to all required setbacks. <br />Architectural Standards: Within the B -2 Highway Business District, all exterior wall <br />finishes shall be face brick, stucco, glass, wood, or natural stone. Specifically designed <br />pre -cast concrete units whose surfaces have been integrally treated with an applied <br />decorative material or texture are also allowed. The proposed building uses primarily <br />rock face concrete block and FTD concrete block, which is permitted by the City Code. <br />All materials have been chosen to match existing conditions. <br />• <br />-59- <br />June 1 ", 2007 <br />Revised July 5 2007 <br />
