Signs: The plan does not currently show any additional proposed signs. However, any <br />signs to be erected require a separate sign permit. <br />Off-Street Parking — Spaces Required: The addition is proposed to be used primarily <br />for training purposes, which is not addressed in City Code in relation to parking <br />requirements. City staff has defaulted to office space parking requirements. City code <br />requires 1 stall./300 square feet of office space. with the proposed addition, a total of 25 <br />parking spaces would be required, and there are currently 30 spaces provided. <br />Furthermore, the applicant states that this addition does not reflect additional capacity of <br />occupants, but to relieve overcrowding. <br />Off - Street Parking - Design: The parking lot is currently blacktop with B/6 -12 concrete <br />curbs and gutters. <br />Off - Street Loading: No off- street loading docks/berths are proposed with the new <br />addition. <br />Lighting: All exterior lighting on the site must be arranged in such a way to avoid <br />ill of the public streets. The submitted lighting plan conforms to City standards <br />if the bulbs in the exterior light posts are not visible from surrounding properties. <br />Applicant shall provide cut sheets to City Engineer. <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored <br />within a completely screened structure or container. A screened waste storage facility <br />currently exists on the site. <br />Landscaping: No landscaping plan was submitted with the application. Staff feels a <br />revised landscaping plan is unnecessary given the size of the addition. <br />Tree Preservation Plan: No tree presen7ation plan was submitted with the application. <br />Staff feels a revised landscaping plan is unnecessary given the size of the addition. <br />Drainage and Grading: Staff has noted that a drainage issue currently exists on the <br />northwestern corner of the existing lot. The revised drainage plan has been submitted and <br />reviewed and is generally acceptable. <br />The stormwater calculations must be submitted to the Lower Rum River Water <br />Management Organization (LRRWM0) for review and approval. A permit must be <br />obtained from the LRRVIMO. A NPDES permit is also required with a courtesy copy of <br />the permit sent to the City of Ramsey. <br />Fire Suppression: The Applicant is responsible for contacting the City Building Division <br />and Fire Marshal to review) the expansion use to determine if the use v)ill put the facilil}) <br />over the threshold for need of sprinklers /fire suppression system. <br />Wills <br />
