Absent: CouncilmemberBeyer. <br /> <br />The public hearing adjourned at 8:02 p.m. <br /> <br />Council Business <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Beahen to adopt <br />Resolution #97-06-163 adopting assessment for Improvement Project #97-19 (Utility and Street <br />Improvement to Azurite Street). <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Haas Steffen, Beahen and <br />Zimmerman. Voting No: None. Absent: CouncilmemberBeyer. <br /> <br />Case #2: Request for Final Plat Approval of Nordvik Addition; Case of Donald <br /> Nordvik <br /> <br />Zoning Administrator Frolik stated that Donald Nordvik owns Lot 2, Block 2, HY-10 Ramsey. <br />He is proposing to split the lot into two equal lots. The east half of the subject lot is currently <br />occupied with a manufacturing/warehouse facility. Mr. Nordvik is proposing to split the lot into <br />two equal parcels and develop another manufacturing/warehouse facility on the new lot created. <br />The total area of the property is 62,582 square feet; the minimum lot size in the Industrial <br />District is one acre, or 43,560 square feet. The proposed size of each of the lots is 31,291 square <br />feet. Since the new building proposed is equal in size to the current principal building on the <br />property, it would not qualify as an accessory building. Staff is recommending approval of the <br />lot split with a deviation to minimum lot size in order that the buildings may be developed on <br />separate lots of record. The Planning Commission recommended approval of the lot split <br />contingent upon both resulting lots containing a sufficient amount of area and soils to support an <br />alternate drainfield. <br /> <br />Mayor Gamec expressed concern about setting a precedence. <br /> <br />Ms. Frolik responded that the intent of the one acre was to ensure it is sufficient for septic. If it <br />is shown sufficient for everything that is needed, maybe it's time to review the minimum lot size <br />in the industrial district. <br /> <br />Councilmember Zimmerman felt that high density is a problem and he cannot support this. <br /> <br />Councilmember Haas Steffen suggested that this could be reviewed on a case-by-case basis and <br />if the requirements cannot be met, the request would be denied. If they can be met, as in this <br />case, approval could be granted. <br /> <br />Mayor Gamec asked why this is not a request for a variance. <br /> <br />Ms. Frolik explained that you would need a variance only if the lot is deficient. <br /> <br />City Council/June 24, 1997 <br /> Page 7 of 17 <br /> <br /> <br />
