The plan proposes to construct a 14,300 square
foot office and manufacturing facility on Lot 1, Block 1, Business Park 95 4th Addition. The
facility will be leased with option to buy to Spectrum Fixtures, which manufactures store
fixtures. Ms. Frolik explained that the facility is proposed to have one access onto McKinley
Street NW. The applicant has been informed that Radium Street will most likely be constructed
north off of McKinley to Industry Avenue and it is acceptable to City staff if the developer
desires to also have an access onto Radium Street. The site plan complies with City Code as it
relates to zoning, lot coverage, setbacks, design and number of off-street parking areas and
driveways, loading berths, and architectural standards. The site plan was reviewed and approved
by the Planning Commission and the Business Park 95 Architectural Review Board on August 6,
1997.

City Council/August 12, 1997
