Motion by Councilmember Haas Steffffn and seconded by Councilmember Beyer to approve the <br />proposed site plan for Sharp and/Asioe;atiions contingent upon compliance with the City Staff <br />Review Letter dated August 1, 1997, and the Business Park 95 covenants. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Haas Steffen, Beyer, Beahen and <br />Zimmerman. Voting No: None. <br /> <br />Case #3: Request for Site Plan Approval; Case of Minnesota Tool & Die Works, Inc. <br /> <br />Zoning Administrator Frolik stated that Minnesota Tool & Die Works have requested site plan <br />review to construct a 20,000 square foot office and manufacturing facility on Lot 4, Block 2, <br />Business Park 95 4th Addition. The plan also illustrates a future 10,000 square foot expansion to <br />the building. The site plan is proposed to have two accesses onto McKinley Street. The westerly <br />access is a shared driveway with Point Investment to the west. The site plan complies with City <br />Code as it relates to zoning, lot coverage, setbacks, design and number of off-street parking areas <br />and driveways, loading berths, and architectural standards. Still to be received is a landscape <br />plan, grading and drainage plan, waste storage plan and lighting plan. The Planning Commission <br />and the Business Park 95 Architectural Review Board recommended approval. <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Beyer to approve the <br />proposed site plan for Minnesota Tool & Die Works contingent upon compliance with the city <br />Staff Review Letter dated August 6, 1997, and the Business Park 95 covenants. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Haas Steffen, Beyer, Beahen and <br />Zimmerman. Voting No: None. <br /> <br />Case #4: <br /> <br />Request for Revised Site Plan Approval of Burger King; Case of Dolphin <br />Fast Foods, Inc. and RSP Architects <br /> <br />Zoning Administrator Frolik stated that in September 1996, City Council approved a site plan for <br />a Burger King facility to be developed on the northwest quadrant of the intersection of Ramsey <br />Boulevard and Highway #10 contingent upon resolving access issues. Burger King was able to <br />acquire additional property which resulted in the flexibility needed to align the access onto <br />Ramsey Boulevard with that of the Holiday StationStore on the east side of the street, relocate <br />the Highway #10 access another 145 feet to the west, and provide sufficient area for the septic <br />system. The proposed project meets City Code requirements for lot coverage, setbacks, number <br />and design of off-street parking spaces, landscaping and screened waste enclosure. The exterior <br />walls are proposed to consist of a combination of brick and some masonite siding. City Code <br />requires exterior walls to be 100% natural or prefabricated brick or stone unless otherwise <br />approved by City Council. The Planning Commission is recommending that the entirety of the <br />exterior walls meet the requirements of City Code. <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Zimmerman to <br />approve the revised site plan proposal for the Burger King facility contingent upon compliance <br />with the City Staff Review Letter dated August 1, 1997, that they be allowed to use the standing <br /> <br />City Council/August 12, 1997 <br /> Page 6 of 14 <br /> <br /> <br />
