There is a 6,000 square foot
manufacturing building on the site and Mr. Nordvik is proposing to construct the accessory
building to provide additional space for supplies and vehicles for the manufacturing facility. All
City Code requirements are met and the Planning Commission and City staff recommend site
plan approval with exterior finish on the building as proposed and compatible with the principal
building on the property.

Motion by Councilmember Haas Steffen and seconded by Councilmember Beyer to approve the
proposed site plan for Donald Nordvik at 8020 - 147th Avenue NW, contingent upon compliance
with the City Staff Review Letter dated October 30, 1997, and entering into an agreement with
the City.

Motion carried. Voting Yes: Mayor Gamec, Councilmembers Haas Steffen, Beyer and Beahen.
Voting No: None. Absent: CouncilmemberZimmerman.

Case #2: Request to Vacate Drainage and Utility Easement; Case of Cindy Lofton

City Engineer Jankowski stated that Cindy Lofton resides at 14301 Waco Street NW and is
proposing to add a third stall to their attached garage. He explained that there is a sufficient
amount of space available on the property to do so and meet the six foot side yard setback
requirement. However, at the time River's Bend was platted, a 10-foot (versus the five foot)
drainage and utility easement was dedicated on the garage side of their property. Mr. Jankowski
stated that it was clearly intended that this was for storm pipes to be installed between the Lofton
property and the next parcel to the north. Staff is recommending adoption of the proposed
ordinance to vacate five feet of the 1 O-foot drainage and utility easement.

City Council/November 10, 1997
