<br />PROPOSALS TO CHANGE ZONING LAWS <br /> <br />NORTHERN COUNTIES SECRETARIAL SERVICES <br /> <br />6139 -157TH LANE N.W. <br /> <br />RAMSEY, MN 55303 <br /> <br />JULY 19,2007 <br /> <br />The Northern Counties Secretarial Services has submitted a proposal to change a zoning law from residential use to <br />business use so as to open and operate a deli-bakery on their si~e with meals for the general public. <br /> <br />In addition to two secretarial businesses, the day care center would have an enrollment of 91 children and adequate <br />staffing. Consider the impact of significant greater traffic in the neighborhood on people living in the area with at least <br />91 additional round trips morning and evening twice daily. Our quiet residential streets would !=hange dramatically with <br />the potential of many cars now bringing people in from outside our local area. It is recognized that traffic generated on <br />157th Lane N.W. would be from primarily that street. But other children would probably come from areas near Highway <br />47 north of 157th and those side streets. With a high volume of new traffic (beyond that now used for the secretarial <br />businesses), large capital expenditures would be required for new right and left hand turning lanes and curb and gutter. <br /> <br />I am shocked that the Planning Commission has authorized to proceed with these plans even though no traffic analysis <br />hasbeen done. Our property vaJues will not increase because there would be a deli-bakery in our residential <br />neighborhood. <br /> <br />The day care center can function well by itself without having to provide for the needs of servicing a deli-bakery. There <br />is no demand now for such a business. There are already many places were individuals can have coffee, rolls, pies, <br />sandwiches, etc. We don't need another one. Day care centers typically are open five days a week, Monday through <br />Friday but closed on Saturday and Sunday. <br /> <br />I am strongly opposed to the request to open a deli-bakery in our residential neighborhood. This property is classified as <br />re~idential, and not commercial. We have lived in this area for 34 years and do not want it to be an extension of <br />commercial business land use. If the north exit were opened up and used daily, a significant number of vehicles would <br />. also be free to use that entrance adding to the volume of traffic on 15Sth. <br /> <br />You need to give full and careful consideration to this request by Northern Secretarial Services which would allow a deli- <br />bakery to operate ina residential area.
