<br />Further discussion: Commissioner Brauer inquired about requiring a traffic study. Chairperson <br />Nixt noted a traffic study might give them an answer that imposes obligations on someone other <br />than the applicant. Commissioner Trites Rolle suggested that the traffic study may not be part of <br />this particular case of adding the deli. City Engineer Jankowski advised he thinks this will be a <br />rather unique type of deli. The subje is appro <br />located in the R-l Residential: Rural Dev e additl proposed to be used for <br />a new daycare facility and a new deli was evaluated according to B-1 <br />Business District zoning standards, as k requirements called out in <br />the existing CUP. The site plan is mee ts. Ms. Geisler stated with the <br />expansion, building coverage on ite b eet or 5%; the B-1 District allows <br />up to 35%. The CUP also allo g exp ootprint of22,000 square feet. City <br />Code requires one parking s each 300 office use, and one space for each 3 <br />restaurant seats. This wo a need for g spaces. The existing parking lot is <br />sizable, and accommodate spaces easily. The eastern portion of the lot is starting to <br />deteriorate; ecomme the unused portion of the lot be removed and sod <br />installe mmen remaining parking area receive an overlay. Ms. Geisler advised staff is <br />e plan, contingent on compliance with the City Staff Review <br /> <br />e applicant has any questions or concerns regarding the staff review <br />letter dated July 3, 7, particularly regarding bituminous requirements and upgrading <br />requirements of sewer and water for sprinkling. <br /> <br />Ms. Lublin stated her understanding is that the City would like them to remove part of the <br />bituminous, which they can do and put in grass. <br /> <br />Chairperson Nixt requested information regarding the calculation for parking requirements. <br /> <br />-162- <br />
