The submittal <br />consists of9 sheets prepared by James R. Hill, dated June 8,2007, and an architectural elevation <br />set prepared by D.R. Horton. We offer the following comments: <br /> <br />1. Ge~eral: The revised plat is proposing to resubdivide Outlot A, Ramsey Town Center 2nd <br />Addition into 77 tOVl7JJhome units. Outlot A is 4.88 acres; the land area of 146tb Avenue north <br />of the plat is 0.8 acres, for a total area of 5.68 acres. The Subject Property is north of East <br />Ramsey Parkway and west of Ramsey Blvd. <br /> <br />2. Zoning/Density: The property is currently zoned Town Center 4b Neighborhood District <br />(TC-4b). The TC-4b District allows for residential uses at a net density of up to 15 units per <br />acre. The revised plat contains the same number of units and same overall density as the <br />previously-approved 6tb Addition. <br /> <br />3. Lots: The preliminary plat shows 77 townhomes in 16 separate buildings. (8 four-unit <br />buildings, 3 five-unit buildings, and 5 six-unit buildings). The units are all proposed to be <br />row-style townhomes. <br /> <br />4. Setbacks: The TC4-b Zoning District requires the follovving setbacks: <br /> <br />-197- <br />
