PubliclPrivate Streets. The plat is surrounded by public streets, with a private street <br />netNork through the interior of the plat; the street network is somewhat revised from the <br />approved plat. The private streets are all shown to be at least 24 feet wide. The plat is <br />providing 10 additional parking spaces along the private streets. The street names must be <br />aligned with the Anoka County naming grid. <br /> <br />6. Open Space: The proposed development is across from the proposed East Meandering <br />Commons Park in the middle of the Town Center. This park "'iwl provide a variety of <br />pedestrian and recreational opportunities. The site is. also 'Nithin walking distance of the <br />Rhinestone Commons which I7VilI have a softball field and a shelter. The development is <br />showing one open area which will function as a rain garden to assist in stOrIDwater quality. <br /> <br />7. Access and Streets: The development 'will receive access from Peridot St. NW, 146tb Ave. <br />NW, and Rhinestone St. Nw. It should be noted that there Vvill be no direct vehicular access <br />to East Ramsey Parkway from this development. <br /> <br />8. Grading and Drainage: Staff has received a grading and drainage plan for the development <br />and has the following comments. The rock construction entrance on the S"WPPP should be <br />replaced "'ivith the requirement for daily sweeping of adjacent streets. The responsibility for <br />the SWPPP on this site must be transferred to the new ovmer and contractor prior to <br />commencing construction. <br /> <br />The grading plan shows multiple elevations for the first floor in each building. There is. also <br />a notation on additional risers required. The location of the risers and the elevation of each <br />unit must be specified. The final plans must include a lot by lot tabulation specifying garage, <br />first floor, lowest opening, and driveway slope. An example is available from the Engineering <br />Department. <br /> <br />Benchmarks are called out on the plan. They must be tied to the Ramsey Town Center <br />Benchmark map prepared by Hakanson Anderson & Associates, Inc. <br /> <br />-198- <br />
