<br />Revised PreliminalyPlat and Preliminary Site Plqn Review: Ramsey Town Center 6th Addition <br />July 3, 2007 <br />Revised: July 19, 2007 <br />Page 3015 <br /> <br />9. Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be extended into the development. The watermain stubs on each segment of 145th Place must <br />be connected through the infiltration basin. Additional valves must be added to keep the <br />number of units impacted to a minimum if the water must be shut off. The city standard is a <br />maximum of 10-15 units with out water by closing 2 valves. <br /> <br />The typical townhome sewer and water service detail must be verified with the fire <br />department and building department. The 2x2 post on the irrigation detail must be replaced <br />,vith a "Blue Carsonite Marker". <br /> <br />The inverts of the storm sewer entering the infiltration area must be within 1.0 ft of the <br />bottom of the basin. The upstream structure may need to be deepened to maintain a flat slope <br />and minimize the energy of the water entering the basin. <br /> <br />Continuation references and sheet overlap must be provided on all sheets. These plans are <br />the basis for the city as-built records that 'will be maintained for future reference on utility <br />connections. <br /> <br />10. Tree Preservation. A tree preservation plan was approved at the final plat stage of the <br />Ramsey Town Center Addition. There was a limited amount of trees originally located on <br />this parcel prior to development and the trees that did exist were removed as part of the <br />approved tree preservation plan. <br /> <br />11. Sidewalks. The plan is showing a system of internal sidewalks which V\7J.ll provide <br />connectivity throughout the site, and connecting to other parts of the Town Center. Sidewalk <br />construction will need to be coordinated with City Staff throughout the site development <br />process. <br /> <br />12. Park Dedicationffrail Deyelopment: The Ramsey Town Center project is covered by the <br />Master Development Agreement and Parks Agreement. Per those agreements, Park <br />Dedication requirements are satisfied for Ramsey Town Center 6th Addition. <br /> <br />13. Traffic Generation: As part of the Tovm Center AUAR, a detailed traffic analysis was <br />completed that anticipated the type and size of development shown on the plat. The proposed <br />development is consistent with the traffic modeling system used as part of the AUAR <br />analysis. Regional road improvements to facilitate the whole Ramsey Town Center <br />development have been agreed upon and have already begun construction. This proposed <br />development does not generate more traffic than \vas anticipated. <br /> <br />14. Stormwater Trunk Fees: The 2007 Stormwater Trunk Fee is $416.00 per unit. This fee <br />, will need to be paid prior to the release of the fmal plat for recording. <br /> <br />-199- <br />
