Park 95 4th Addition. The facility will be leased with option to buy to Spectrum Fixtures, <br />manufacturers of store fixtures. The site proposes to have one access onto McKinley Street. <br />Radium Street will most likely be constructed north off' of McKinley to Industry Avenue, and it <br />is acceptable to City Staff if the developer desires to also have an access onto Radium Street. <br />The site plan is in compliance with City Code and the Business Park 95 covenants regarding <br />zoning, lot coverage, impervious surface, setbacks, design and number of off-street parking areas <br />and driveways, loading berths, green space and architectural standards. The submittal is <br />deficient of a Lighting Plan, and the construction materials for the waste storage area must be <br />identified. City Staff and the Planning Commission recommends site plan approval. <br /> <br />Dennis Sharp, Sharp and Associates, advised that he will be submitting a lighting plan, and he <br />identified the materials he will be using for waste storage. <br /> <br />Upon inquiry from the Board, Ms. Frolik asserted that the waste storage materials identified will <br />be in compliance with the 100% screening requirement. <br /> <br />Motion by Board Member Thorud and seconded by Board Member Deemer to approve the <br />proposed site plan for Sharp and Associates contingent upon compliance with City Staff Review <br />Letter dated August 1, 1997 and the Business Park 95 covenants. <br /> <br />Motion carried. Voting Yes: Chairperson Wagner, Board Members Thorud, Deemer and <br />Schroeder. Voting No: None. Absent: Board Members DeLalley and Kent. <br /> <br />Case #2: Request for Site Plan Approval; Case of Minnesota Tool and Die Works, Inc. <br /> <br />Zoning Administrator Frolik reported that Minnesota Tool & Die Works, Inc. is proposing to <br />construct a 20,000 square foot office and manufacturing facility on Lot 4, Block 2, Business Park <br />95 4th Addition. The site proposes to have two accesses onto McKinley Street, the westerly <br />access sharing a driveway with Point Investment to the west. The site plan is in compliance with <br />City Code and the Business Park 95 Covenants as it relates to zoning, lot coverage, impervious <br />surface, setbacks, design and number of off-street parking areas and driveways, loading berths, <br />and architectural standards. The submittal is deficient of a Landscape Plan, Grading and <br />Drainage Plan, Waste Storage Plan and Lighting Plan, however, they advised today that these are <br />forthcoming. City Staff recommends approval. <br /> <br />Motion by Board Member Deemer and seconded by Board Member Thorud to approve the site <br />plan for Minnesota Tool & Die Works, Inc. contingent compliance with the City Staff Review <br />Letter dated August 1, 1997 and the Business Park 95 covenants. <br /> <br />Motion carried.
