<br />Chairperson Nixt indicated he did not have a problem with the lot split but he was confused how <br />the access off of Bunker will be done. Chairperson Nixt stated he had a concern with the cars <br />backing out into the drive aisle. <br /> <br />Commissioner Brauer wondered if the majority ofthe pond could be placed on lot 1 instead oflot <br />2. The Commission discussed with the applicant possible ways to adjust the lots to fit everything <br />in: safe traffic patterns and sufficient ponding. <br /> <br />Mr. Wayman stated he was concerned with the addition of the trail and he would like to take this <br />trail out of the plans because there are other businesses in the area that do not have trails which <br />his will connect to. <br /> <br />Staff indicated they are going to need the trail with the medians and future development. The <br />trail will eventually connect with other trails along this roadway. <br /> <br />Case #9 <br /> <br />Request for Site Plan Review of Sunfish Development; Case of Sunfish <br />Development, LLC <br /> <br />Associate Planner DaInes stated Mike Wayman of Sunfish Development, LLC has submitted a <br />request for site plan review of an 11,520 square foot, multi-tenant retail facility located on the lot <br />to be developed as Lot 2, Block 1, SUNFISH DEVELOPMENT. In addition to a minor plat, a <br />comprehensive plan amendment and zoning amendment are being processed in conjunction with <br />the site plan request. <br /> <br />Associate Planner DaInes noted access is proposed from both Bunker Lake Boulevard and <br />Sunfish Lake Boulevard. The County has approved both accesses, with the restriction that both <br />be constructed as right-in/right-out configurations, which would restrict left turn movements <br />exiting the site and would disallow left turns into the site. Revised plans have been requested. <br /> <br />Associate Planner DaInes explained the proposed retail facility (Sunfish Centre ) indicates the use <br />of glass, aluminum, rock face block, and EIFS. EIFS is expressly prohibited by Code, unless <br />City Council approves its use. Revised plans have been requested. A grading and drainage plan <br />has been submitted, and revisions have been requested by City Staff. <br /> <br />Associate Planner DaInes advised that a landscaping plan has been submitted, and Staff has <br />requested a revised landscaping plan that includes the allocation of more landscaping to the <br />parking areas and the planting of 12 additional trees, specifically along Bunker Lake Boulevard. <br />The construction of a trail along the eastern boundary of the property, along Sunfish Lake <br />Boulevard, within the plat boundaries will be required as part of the site plan/minor plat. Also, a <br />lighting plan has been requested from the applicant. <br /> <br />Associate Planner DaInes stated City Staff recommends that the Planning Commission <br />recommend site plan approval for the multi-tenant retail building to be developed on the subject <br />property (Lot 2, Block I, Sunfish Development), contingent upon the items. called out in the City <br />Staff Review Letter dated July 27, 2007, specifically addressing the access requests made by <br />Anoka County Highway Department. <br /> <br />Planning Commission/August 2, 2007 <br />Page 12 of 16 <br />
