<br />The public hearing closed at lO:33 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 10:33 <br />p.m. <br /> <br />Motion by Commissioner Nixt, seconded by Commissioner Trites Rolle, to recommend that City <br />Council adopt Findings of Fact, favorable to the applicant, relating to a request to rezone the <br />property described as Lot 1, Block 1, Gateway North Industrial Park No.3 from E-l Employment <br />to B-] Business. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Trites Rolle, Cleveland, Hunt, <br />and Van Scoy. Voting No: Brauer. Absent: Commissioner Levine. <br /> <br />Case #8: <br /> <br />Request for Sketch Plan Review of a Minor Subdivision of Sunfish <br />Development; Case of Sunfish Development, LLC <br /> <br />Associate Planner Daines stated Mike Wayman of Sunfish Development, LLC has submitted a <br />minor subdivision to split the existing lot located at 14100 Sunfish Lake Boulevard to create two <br />lots to be used for commercial/retail/office purposes. A site plan for the southern lot, and a <br />comprehensive plan amendment and zoning amendment for both lots are being processed in <br />conjunction with this minor plat. <br /> <br />Under the B-] Business zoning district, Associate Planner DaInes advised that the proposed lots <br />meet all lot width, size, and frontage requirements. Lot ] would receive access from a shared <br />access point on Sunfish Lake Boulevard and Lot 2 would receive access from Bunker Lake <br />Boulevard and the common access point on Sunfish Lake Boulevard. The County has <br />commented that the two accesses would be permitted, but that they must be constructed as right- <br />in/right-out configurations. <br /> <br />Commissioner Trites Rolle stated she supported there not being a gas station. She would like to <br />have some business that will offer a place to eat or a pharmacy or some service that is not close <br />by and would provide an amenity. She thought it would be useful to the residents and to the <br />businesses and would take care of some of the concerns. <br /> <br />Mr. Wayman stated lot 1 is proposed to be a two story medical office building and will be two to <br />three years down the road.
