Schmitt: <br /> <br />We are in receipt of a Preliminary Plat and Site Plan Submittal for Regency Pond 4th Addition <br />prepared by James R. Hill, Inc. dated June 29, 2007. We offer the following comments: <br /> <br />General: The preliminary plat is proposing to replat Outlot A of Regency Pond along with 2 <br />residential unplatted lots on the comer of Bunker Lake Blvd and Ramsey Blvd. The plat proposes <br />to create 4 new lots: one for a self-storage facility and three for 3 new commercial buildings. Site <br />Plan review is being conducted on the self-storage facility only; the commercial buildings \Nill <br />require a separate site plan review at a future date. <br /> <br />Zoning: All 3 existing lots .are currently zoned E-l Employment. You are -requesting a rezoning <br />for the southern half of the site, to B-1 Business. In 2005, the City approved a Comprehensive <br />Plan Amendment request to change the land use designation on this portion of the property from <br />Places to Work to Places to Shop. <br /> <br />The self-storage facility is a permitted use in the E-1 Employment District, and the commercial <br />retail buildings are permitted in the B-1 Business District. A rezoning of the remainder of Outlot <br />. A from E-1 to B-1 'will be required as part of the site plan approval for the commercial buildings. <br /> <br />Lot Sizes and Dimensions: E-1 District standards were used to evaluate Lot 1, while B-1 <br />standards were used to evaluate Lots 2, 3, and 4. Lot 1 is approximately 2.7 acres in size, which <br />exceeds the I-acre ml11imum lot size requirement in the E-1 district. Lot 1 has 472 feet of <br />frontage on Ramsey Blvd, meeting the 200-foot minimum lot width requirement. <br /> <br />The B-1 District requires a 0.5-acre mi111mum lot size, a lot V\i].dth of 100 feet, and a lot depth of <br />150 feet. Lot 2 is 2.6 acres with a lot width of 240 feet and a lot depth of 290 feet. Lot 3 is 0.7 <br />acres with a lot with of 110 feet and a lot depth of 290 feet. Lot 4 is 1 acre }n size, 290 feet V\i].de <br />(Bunker Lake Blvd frontage) and 150 feet deep (Ramsey Blvd frontage). All four lots meet the <br />area and dimension requirements. in City Code. <br /> <br />21 <br />
