We offer the <br />following comments: <br /> <br />General: The sketch plan proposes to replat Outlot A of Alpaca Estates 3rd Addition into one <br />buildable lot. The lot is located on 142Dd Avenue west of Armstrong Blvd. <br /> <br />Zoning: The property is zoned R-1 Residential (MDSA), and is within the Mississippi River <br />Critical Area Overlay District. 'While eligible for sewer and water services, actual sewer and <br />water lines are located approximately a half mile away at the intersection of Armstrong Blvd and <br />Highway 10, on the south side of the highway. <br /> <br />The sketch plan was sent to the DNR for review; no comments have been received to date. <br /> <br />Lot Sizes: The minimum lot size for new lots in the Urban Service Area/Critical Area is 20,000 <br />square feet. Outlot A is 64, 596 square feet, about 1.5 acres in size. <br /> <br />Lot Dimensions: The minimum lot width in this district is 90 feet, at the building line and the <br />river frontage. Outlot A is 105 feet ,vide at the street, and approximately 110 feet at the river <br />frontage. <br /> <br />Setbacks: Urban Service Area standards in the Mississippi River Overlay District are as follows: <br />35 feet front, 35 feet rear, 10 feet side, 20 feet from the bluff, or 100 feet from the OHW, <br />whichever is greater. Staff will be recommending as part of the variance case that the setbacks <br />for this lot match those on adjacent lots. <br /> <br />Tree Preservation Plan: A tree preservation plan mll be required as part of the fmal plat <br />submittal. The Mississippi River standards require that particular attention be paid to preserving <br />existing vegetation on the site, particularly approaching the river bank. <br /> <br />4 <br />
