The 100-year <br />floodplain elevation of the 1\1ississippi River should be include0-' The fron.t of the proposed <br />residence should drain to 142Dd Avenue and rear of the property to the 11i.ssissippi River. A <br />permit from the Lower Rum River Water management Organization will not be required as the <br />amount of disturbed area will be less than one acre. <br /> <br />Utilities: Along with the minor subdivision, you have applied for a variance to allow for the <br />construction of a new septic system within the MUSA. Any new septic systems must be at least <br />75 feet from the OHW. A July 20, 2007 report from Peter G 1\1iller, a licensed soil scientist <br />shows that the lot has soils capable of meeting the requirements for an on-site soil system. The <br />City requires sufficient soils to accommodate two on-:site systems, to meet the existing and future <br />sanitary needs for this parcel. <br /> <br />Access to Lots: Outlot A currently has access to 142nd Avenue. As a part ofthe platting process <br />the City will require an easement over the portion of the lot which is presently paved and serves <br />as a temporary turn around for 142nd Avenue until such time that the street is extended to the <br />west. <br /> <br />Park and Trail Fees: The 2007 Park Dedication fee is $2,475.00 per lot, and the 2007 Trail fee <br />is $600.00 per lot. Both fees must be paid prior to the release of the final plat for recording. <br /> <br />Stormwater Management Fee: The 2007 Stormwater Management fee is $416.00 per unit. <br />This fee must also be paid prior to the release of the final plat for recording. <br /> <br />The Planning Commission will be meeting at 7 :00 pm on Thursday, August 2, 2007 at the <br />Ramsey Municipal Center, 7550 Sunwood Drive, to consider your sketch plan review and <br />variance requests.
