We offer the following comments: <br /> <br />General: The minor subdivision is proposing the creation of two lots .on the parcel located at <br />14100 Sunfish Lake Boulevard, each 1.5 acres in size. The site plan is proposing an 11,520- <br />square-foot multi-tenant retail building. There is a zoning amendment and a comprehensive <br />plan amendment application being processed in conjunction vvith the minor subdivision and <br />site plan. The Sketch Plan sheet does not indicate the correct proposed zoning, the correct use <br />proposed, or the correct property owner and developer. Please revise accordingly. <br /> <br />Zoning: The site is zoned E-1 Employment District. Offices, warehouses, and manufacturing <br />facilities are permitted uses within this district. Y ouare proposing to rezone the parcel to B-1 <br />Business. Under the B-1 Business district, retail and office uses are permitted. <br /> <br />Building Coverage: The existing lot is 130,798 square feet (3.0 acres), which results in an <br />initial building coverage of 17% on Lot 2. <br /> <br />Setbacks: The B-1 Business District requires the following setbacks: <br />Front yard: 35 feet <br />Side Yard: 10 feet <br />Side Yard Comer: 20 feet <br />Rear Yard: 35 feet <br />County Roads: 60 feet from centerline of road plus setback <br />Off-street parking and pavement (from ROVl): 20 feet <br /> <br />It appears that the building proposal for Lot 2 will meet the required setbacks established for <br />the B-1 district. The future building on Lot 1 must conform to the established setbacks at the <br />time of site plan approval for that building. <br /> <br />81 <br />
