Any pruning cuts that are necessary shall be made just outside the branch collar, <br />NOT flush with bark. <br /> <br />A revised l?IDdscaping plan must be submitted to address these issues. <br /> <br />Ground Cover/Irrigation Requirements: City Code requires all areas otherwise not <br />improved to be established with sod and irrigated. Any deviations from the sodding/irrigation <br />requirement will require City Council approval. The proposed irrigation system will need to <br />be reviewed by the City Engineer. The irrigation system will need a dedicated service(s) that <br />must be shown on the utility plan. Please submit details regarding the utilities for such a <br />system. <br /> <br />Architectural Standards: Within the E-1 Employment District, exterior wall finishes on <br />'buildings must consist of brick, stucco, glass, wood, stone, pre-cast panels whose sUrfaces <br />have decorative material or texture, or other materials as approved by the City Council. The <br />site plan indicates the expansion ",ill be .colored rockface concrete, aluminum, glass, and <br />EIFS. Colored block must be integrally treated and not painted, and EIFS is a prohibited <br />building material, unless specially approved by City Council. Any deviations from the <br />architectural standards 'Will require City Council approval. <br /> <br />Waste Storage: City Code requires waste storage facilities to be enclosed. The submitted <br />plan proposes two trash enclosures. <br /> <br />Loading Docks: One loading dock 1S required for this development, unless otherwise <br />approved by City Council. <br /> <br />Park Dedication Fee: No park dedication was paid on this lot with the original plat. <br />Therefore a park dedication fee of $4,738 per commercial acre developed (both lots) is due <br />on this site plan, for a total of $14, 214.00. If you do not 'Wish to pay the development fees on <br />both lots at this time, the second lot must be developed as an outlot. The rate in effect at the <br />time of site plan approval will be charged. <br /> <br />Trail Development Fee: The 2007 trail development fee is $1,090 per commercial acre <br />developed (both lots) for a total of $3,270.00. If you do not wish to pay the development fees <br />on both lots at this time, the second lot must be developed as an outlot. The rate in effect at <br />the time of site plan approval will be charged. <br /> <br />Stormwater Management Fee: The 2007 stormwater management fee is $4,151.00 per <br />commercial acre developed (both lots), for a total of $$12,453.00.
