This trail will not be considered <br />as an impacting the 20 foot green space requirement. <br /> <br />Ea.sements: Standard easements shall be taken along all property lines. On the interior, <br />shared property line, five foot drainage and utility easements are required along each side of <br />the property line. A trail easement should be placed on the easternmost 10 feet of the subject <br />property. Please indicate the drainage and utility easements on your final plat documents. <br />The trail easement must be prepared as a separate document. <br /> <br />You will need to coordinate an access easement for both Lots 1 and Lot 2 before the final <br />plat of Sunfish Lake Development. <br /> <br />Lighting: City standards require that the luminaire Oight source) must not be visible from <br />beyond the property line. The Planning Commission expressed concern over the lighting of <br />this site at their meeting on November 2, 2006. A lighting plan, including shop drawings for <br />any new lighting fixtures must be submitted to the City for approval prior to installation. <br /> <br />Signage: Any new signage on the property 'will require a sign permit, which is approved <br />separately from the site plan. <br /> <br />Landscaping; The review of the landscaping plan, dated July 6, 2007, focuses solely on the <br />southern lot, which is the lot currently subject to site plan review. Proposed landscaping for <br />the northern lot will be reviewed as part of the site plan review process when that site is <br />improved. Based on the lineal feet of site perimeter (1,105), as well as the number of <br />proposed parking stalls {58), and the proposed bUilding square footage (11,520), a minimum <br />of twenty-eight (28) trees (22 based on site perimeter and 6 for parking area) and thirty-eight <br />(38) shrubs are required to satisfy the general landscaping requirement. Also, a portion of <br />the trees should be located along both Sunfish Lake Blvd and Bunker Lake Blvd, at a rate not <br />less than 1 tree per every thirty~five (35) feet, to meet the public road frontage planting <br />requirement. The proposedplantings shall consist of not less than twenty-five percent (25%) <br />deciduous or coniferous species and no more than twenty-five percent of the required trees <br />can consist of ornamental species. The following comments are offered on the July 6, 2007 <br />landscaping plan: ' <br /> <br />. At least twelve (12) additional trees need to be incorporated into the landscaping <br />plan to meet the minimum planting requirement. However, the composition of <br />proposed species must also be revised to include coniferous trees and to reduce the <br />number of ornamental trees. <br />. Parking lot plantings are required to have a minimum planting area of at least 162 <br />square feet. The northeast and southeast planting islands appear to be too smalL The <br />area of these islands must be calculated and included on the landscape to verify <br />adequate soil volume. <br />. At least three more trees should be installed along Bunker Lake Blvd. There <br />appears to be ample space adjacent to the ponding area. <br />. Trees should be planted at a depth such that the root flare is at finished grade. <br /> <br />83 <br />
