<br />CASE #.: ~ <br /> <br />PUBLIC HEARING <br />REQUEST FOR A VARIANCE TO BUFFERY ARD AND PAVEMENT SETBACK <br />REQUIREMENTS IN THE E-l EMPLOYMENT DISTRICT; <br />CASE OF TSM DEVELOPMENT, INC. <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />In 2004, TSM Development received site plan and subdivision approval to develop a self-storage <br />facility on the comer of Ramsey Blvd and Bunker Lake Blvd. Since that time, plan approvals <br />have expired. TSM has also acquired the two residential parcels directly on the comer of the site, <br />and now wishes to revise their development proposal. To do this, the previously-approved <br />variances need to be reviewed again. <br /> <br />a. Site location map <br />b. Previously approved site plan <br />c. Revised site plan <br />d. Proposed variance <br /> <br />Notification: <br /> <br />Property owners within 700 feet were notified of the vanance, rezonmg, site plan, and <br />preliminary plat requests. <br /> <br />Observations: <br /> <br />Bufferyard Variance Request <br /> <br />The subj ect property is located in the E-l Employment district, which requires a 60- foot <br />bufferyard between parcels zoned E-I and those zoned R-l. The applicant previously received a <br />variance to allow a 30-foot buffer on the northern property line. The revised site plan shows a <br />northern bufferyard of approximately 30-35 feet, which complies with the previously approved <br />plan. The site plan shows a 55-foot bufferyard on the eastern property line, which was previously <br />approved for 60 feet; Staff is recommending that this bufferyard be maintained at 60- feet. Staff is <br />also recommending that the number of plantings required for the northern bufferyard be <br />maintained. <br /> <br />The previously approved plan also included an 8~foot cedar privacy fence on the northern and <br />eastern property lines, and a wrought-iron decorative fence on Ramsey Blvd. Staff is <br /> <br />13 <br />
