Case # 2

CONSIDER REPLAT OF LOT 4, BLOCK 1, SUNFISH LAKE
BUSINESS PARK SECOND ADDITION
By: Sean M. Sullivan, Economic Development Coordinator

Background:

The City of Ramsey has had a very progressive economic development program over the past 10
years. The program has included to purchasing and developing of its own industrial parks.
Sunfish Lake Business Park was platted in 2001 on property formerly owned by Waste
Management. A large lot was platted to accommodate for a company called Star Exhibits for the
construction of a 150,000 SF manufacturing facility. The prospect did not pan out and the City
is left with an extremely large lot that can only be utilized by an extremely large user. The
Economic Development Coordinator has been approached by Diamond Graphics about sub-
dividing the large lot to accommodate their 50,000 SF project. Attached is a letter from Don
Patterson, the Director of Operations for Diamond Graphics outlining the company's interest in
locating in the City of Ramsey. Their engineer has also provided a sketch of how the lot could
be subdivided and how the building would be situated on the lot. This proposed subdivision
leaves a 5.5 acre lot undeveloped which is much more marketable. Staff recommends that the
parcel be subdivide only if a deal can be reached with Diamond Graphics to construct 50,000 SF
by December 31, 2008.

Recommendation:

Direct Staff to replat lot 4, Block 1, Sunfish Lake Business Park Second Addition to.
accommodate for the Development of Diamond Graphics and a 5.5 acre remainder parcel.

EDA Action:

Based on discussion.

EDA: 8.09.07

57
