The site plan is
proposing to construct a 425 square foot office/training addition on the existing Boilermakers
Local #647 property. The site is located generally north of Highway 10 and west of Alpine
Drive. The subject property is zoned B-2 Business; the proposed building is a permitted use in
this district. The site plan complies with the front yard, rear yard, and side yard setbacks
established in the B-2 Business District. Lot coverage has been calculated at 13%, which is
under the 45% maximum lot coverage restriction established in City Code. The site will derive
access from Alpine Drive. The addition will use existing off-street parking and maneuvering
areas. The site plan is proposing sufficient parking stalls. The proposed rock face concrete
block used to match existing conditions on the exterior walls is permitted in the B-2 Employment
District. A revised grading and drainage plan has been submitted by the applicant, and is
generally acceptable. No landscaping plan has been submitted due to the size of the addition.
Staff continues to review the existing septic system to ensure proper sizing. The Planning
Commission met on June 7 and recommended approval of the site plan contingent upon
compliance with the City Staff Review Letter dated June 1, 2007. At building permit time there
will be a review of what is needed in relation to fire suppression. This can be determined once
better building permits have been submitted.

Motion by Councilmember Strommen, seconded by Councilmember Jeffrey, to approve the site
plan of Boilermakers Local #647, contingent upon compliance with City Staff Review Letter
dated June 1,2007, revised July 6, 2007.

Motion carried.
