Mr. Schroeder: We are countering the pumhase offer and stating that the properties have a
minimum value of $150,000.

Ms. Hanson: If I could put in a park myself, I would do it.

Mr. Struwve: Will this be passed on - the lower housing density and more passive areas in the
park system.

Mr. Schroeder: We passed this on to the developer. One of the people interested in the property
wanted to put in townhouses. We are looking for constructive opinions assuming everything's
going forward. Taking the position "we just do not want it" will not work. This development
probably will happen, so we need new ideas. The preferred home concept is the 17 homes
adjacent to the subdivision there.

Resident: It seems to me, with all the houses on 153rd being on one acre or more, these immediate
adjacent lots should be at least the same width - or slightly bigger. That makes more sense. I am
concerned about privacy, traffic, foot traffic and pets.

Mr. Schroeder: We will draw up a concept showing where those lots are.

Mr. Boos: We want to minimize traffic, that's why we have a couple of entrances.

Mr. Wissler: When will we know which concept you will go with?

Mr. Schroeder: After this meeting, these comments will be taken back to the higher bidder. He
will take the information and negotiate with us. He will then provide a real site plan.

Mr. Cook: We have 200 new houses a year. The community will be changing. When you have
16,000 people, you have to provide them with something different than when the City had 10,000
people.

Mr. Struwve: Too bad the City Council doesn't listen to the people - we would not have this
problem.

Mr. Schroeder: It's people being able to do with their land what they want to. This is one way we
can control what is done with this land.

Resident: I would like to see cross reference with some of the lots existing there - the relationship
to each other.

Mr. Schroeder: We will do that.

Mr. Cook: Normally that land would just get sold and they can do what they want. We are trying
to work this out.

Mr. Wissler: I asked why you didn't sell it outfight.

Mr. Cook: We are trying to compromise. We are trying to do as little impact to the neighborhood
as possible. The City is trying to work with you.

Mr. Struwve: If you went the other way, this would be another Maple Grove.

Mr. Schroeder: Mr. Cook is correct - we could have done that.

Alpine Neighborhood Meeting/January 2, 1997
Page 6 of 7
