We are also in receipt of the Final Site Plan submittal consisting of <br />19 sheets. Except as noted, all sheets are dated July 13, 2007 and prepared by URS. The sheets <br />are identified as follows: Sheets C1.0, C2.0 (revised 8/6/07), C2.1, C3.0, C4.0, C4.1, C5.0, C5.1, <br />C6.0, C6.1 (May 31, 2007), C6.2 (May 31, 2007), L1.0 (revised July 13 2007), L2.0 (revised <br />July 13, 2007), L3.0, L4.0, LT1.0, A2.0 (2 sheets) (July 9 2007) ( Buetow & Associates), A3.0 <br />(June 1, 2007) ( Buetow & Associates). We offer the following comments regarding your site <br />plan submittal: <br />General: The development proposal consists of the construction of a new facility for the Anoka <br />County Medical Examiner. The facility will be located on a portion of Outlot GO in Ramsey <br />Town Center. The site will be located on Rhinestone Street N.W., between Sunwood Drive and <br />Civic Center Drive. <br />Final Plat: The City has received proposed final plat for Ramsey Town Center 13"' Addition <br />consisting of 2 sheets. The development will require a minor subdivision to create the 1.23 acre <br />lot for the proposed building. The southerly access to the site is being platted as Outlot B and <br />will be retained in ownership by PSD, LLC. It is anticipated that this access will serve the entire <br />block at some point in the future. However, in the event that it is not used as a general access to <br />the entire block in the fixture, Anoka County will have the option to purchase the outlot for <br />additional parking or to serve as a buffer between their facility and development that occurs <br />south of their building. PSD will also retain ownership of Outlot A for fixture development. <br />Zoning: The site is zoned TC -3, a work place sub - district of Town Center. This area is intended <br />to accommodate medical and technology - related office - and research uses. The Medical <br />Examiner facility is a permitted use in this District. <br />—116— <br />
