"CITY OF RAMSEY <br />MASTER DEVELOPMENT AGREEMENT <br />FOR RAMSEY TOWN CENTER <br />By and Between <br />CITY OF RAMSEY <br />And <br />RAMSEY TOWN CENTER LLC <br />Dated September 17, 2003" <br />(the "Master Development Agreement ") <br />and <br />"FIRST AMENDMENT TO CITY OF RAMSEY <br />MASTER DEVELOPMENT AGREEMENT <br />FOR RAMSEY TOWN CENTER <br />By and Between <br />CITY OF RAMSEY <br />And <br />RAMSEY TOWN CENTER LLC <br />Dated February 28, 2005 <br />(the "First Amendment ") <br />The terms and conditions of the aforementioned agreements are incorporated herein by <br />reference as if fully set forth at this point. PERMITTEE further acknowledges, by execution <br />of this Contract, receipt of a copy of the aforementioned agreements. <br />In the event of a conflict between the terms of this Contract and the terms of the <br />aforementioned agreements shall control. <br />NOW, THEREFORE, the CITY and PERMITTEE agree as follows: <br />SECTION I <br />REQUIRED IMPROVEMENTS AND FINANCIAL RESPONSIBILITIES <br />1. City Code Compliance. The CITY approves the Site Plan conditioned on the <br />PERMITTEE developing the Subject Property in accordance with the applicable <br />provisions of City Code. <br />2. Conformance with Plan. The Site Plan shall be developed pursuant to the plans <br />consisting Site Plan, Landscaping Plan, Grading and Drainage, Erosion Control, Utility, <br />Storm Sewer, Lighting, Floor Plans, and Building Elevations for Anoka County Medical <br />Anoka County Medical Examiner Facility <br />Development Permit <br />Page 2 of 8 —137— <br />
