CASE #: 4 <br />REQUEST FOR FINAL PLAT AND FINAL SITE PLAN APPROVAL <br />OF GAD'S PRAIRIE: CASE OF TRI -COR DEVELOPMENT <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />In May of 2006, the City received an application from Gary and Aaron Stritesky to develop 7 <br />detached townhomes on the property generally located south of 146 Avenue on County Road 5. <br />In conjunction with this plat, a request for a rezoning to Planned Unit Development (PUD) was <br />also submitted to allow for a unique housing type of detached townhomes and reduced setbacks. <br />The City Council considered the preliminary plat and a zoning amendment. to PUD for GAD's <br />Prairie and unanimously approved both requests on a 6 -0 vote, with David Jeffrey absent. <br />In July of 2006, the Stritesky's sold their interests in GAD's Prairie to Tri-Cor Development. <br />After unsuccessfully seeking a revised preliminary plat proposal; Tri-Cor has submitted a Final <br />Plat application that substantially conforms to the approved preliminary plat for GAD's Prairie. <br />The City Council heard - this Final Plat case at the meeting on May 22, 2007, expressed concern <br />over the access onto the County Road, and tabled the request for the applicant to revise the plan <br />to accommodate a future, permanent cul -de -sac on the southern portion of the property. This <br />resulted in a reduction of the ultimate build -out potential of this property to seven total units. <br />The City Council again heard this Final Plat case at the meeting on June 26, 2007, examined the <br />revised final plat, and expressed concern over the access onto the County Road.
