Councilmember introduced the following resolution and moved for its adoption: <br />RESOLUTION # 07 -05- <br />RESOLUTION GRANTING FINAL PLAT APPROVAL OF GAD'S PRAIRIE <br />WHEREAS, Tri-Cor Development, LLC, Inc., hereafter referred to as "Developer ", properly <br />applied for final plat approval of the following described property located in the City of Ramsey: <br />That part of the. southwest quarter of the Northwest Quarter of Section 25, Township 32, Range 25, <br />Anoka County, Minnesota described as follows: <br />Commencing at the West Quarter Corner of said Section 25; thence on an assumed bearing of <br />North 90 degrees 00 minutes 00 seconds East, along the south line of the Southwest Quarter of the <br />Northwest of said Section 25, a distance of 829.6 feet to_ the point of .beginning: thence North 40 <br />degrees 49 minutes 30 seconds West a distance of 401.96 feet; thence North 87 degrees 34 minutes 50 <br />seconds East a distance of centerline, a distance of 430.2 feet more or less to said south line of the <br />Southwest Quarter of the Northwest Quarter. Thence westerly, along said south line, a distance of <br />3 10. 0 feet. more or less to the point of beginning. <br />-or upon recording- <br />Lots 1 -7, GAD's Prairie <br />(the `Subject Property'); <br />WHEREAS, on February 2 2006, the City of Ramsey received an application for sketch plan <br />of GAD's Prairie; and <br />WHEREAS, on March 3 2006, the Planning Commission reviewed the application and <br />provided feedback to the developer regarding the need for a public road; and <br />.WHEREAS, on May l l t h, 2006, the City of Ramsey received an application for preliminary <br />plat for GAD's Prairie; and <br />WHEREAS, on June 1 2006, the Planning Commission held a public hearing and <br />recommended denial of the preliminary plat based on the proposed road configuration; and <br />WHEREAS, the Ramsey Park and Recreation Commission reviewed the preliminary plat and <br />recommended that park dedication fees be paid to satisfy park dedication requirements; and <br />WHEREAS, on April 19, 2007, the Developer submitted the final plat documents for GAD's <br />Prairie; <br />—185— <br />
