<br />CASE #: 3 <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF BROOKFIELD FOURTH ADDITION; <br />CASE OF OAKWOOD LAND DEVELOPMENT <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for final plat approval to develop 15 urban single family <br />residential lots as the fourth phase of Brookfield Addition. The property is generally located west of <br />Nowthen Blvd. and south of Trott Brook. The following items are enclosed for your il1formation: <br /> <br />a) Site location map <br />b) Cover sheet <br />c) Approved preliminary plat <br />d) Final plat <br />e) Grading plan <br />f) Landscaping/tree preservation plan <br />g) City Council meeting minutes dated September 13,2005 <br />h) City Staff Review Letter dated August 23,2007 <br />i) Draft development agreement <br />j) Final plat resolution for approval <br /> <br />Notification: <br /> <br />In accordance with state statute, notification was made of the preliminary plat public hearing. <br /> <br />Funding Source: <br /> <br />All staff costs associated with the review of land use applications are paid for by the applicant. <br /> <br />Observations: <br /> <br />Oakwood Land Development is proposing to create 15 lots as the fourth phase of Brookfield <br />Addition. The final plat complies with the approved preliminary plat in terms of lot standards, as <br />outlined in the City Staff Review Letter. Staff would note that the final plat shows 1 additional lot on <br />the north side of 16ih Crossing, compared to the approved preliminary plat. Given the large size of <br />the plat (24 J lots on ] 56 acres), staff does not consider this a substantial deviation from the approved <br />preliminary plat. <br /> <br />The applicant received a Comprehensive Plan Amendment for the subject property, making it <br />eligible for connection to municipal sewer and water. An Environmental Assessment Worksheet <br />(EA W) was completed for the project during preliminary plat review. The City Council determined <br />at that stage that the preparation of an Environmental Impact Statement (ElS) is not required for this <br />development. <br /> <br />-113- <br /> <br />
