Peterson: <br /> <br />Weare in receipt of your proposed final plat for Brookfield 4th Addition consisting of ten (10) <br />sheet plan set prepared by Passe Engineering and dated August 13, 2007. We offer the follmving <br />comments: <br /> <br />General: On September 13, 2005, the City approved the preliminary plat for Brookfield. The <br />development project proposes to plat approximately 156 acres (including portions of Westby 1st <br />Addition and Now and Then Estates) to create a total of241 urban single-family lots. The subject <br />property is generally located west of Nowthen Blvd and 'south of Trott Brook. The fInal plat for <br />t.he 4th Addition consists of 15 lots. <br /> <br />Street Names: The street naming proposed on the [mal plat complies with the City's street grid <br />system, and with streets previously named in the 1 S\ 2nd, and 3rd Additions. <br /> <br />Zoning: The property is zoned R-1 Residential. On March 22,2005, the City Council approved <br />a Comprehensive Plan Amendment to change the property's land use designation from Rural <br />Developing to Low-Density Residential. The Metropolitan Council has also approved the <br />request. The portion of the property adjacent to Trott Brook is also subject to Scenic River and <br />Shoreland Management requirements. <br /> <br />Lot Sizes: The current minimum lot size in the R-1 1\1USA is 10,800 square feet with a <br />minimum width of 80 feet (comer lots: 90 feet), as measured at the building setback line. There <br />is one additional lot on the north side of the street compared to the approved preliminary plat. <br />Staff does not consider this a substantial deviation. The building pads shovvn on the grading plan <br />indicate that a11lots can accommodate a house and meet applicable setbacks. <br /> <br />Density: The R -1 Residential regulations for the 1\1USA area allow a net density of 3 units per <br />acre. The approved preliminary plat reflected a net density of 1.9 units per acre. The final plat <br />for the 4th Addition substantially complies with the approved preliminary plat. <br /> <br />-127- <br /> <br />
