<br />.4 :~ <br /> <br />- 33 - <br /> <br />Owners and Occupants shall be liable for the expense of any <br />maintenance, repair or replacement rendered necessary by their <br />willful acts or negligence, or by that of their guests, but only <br />to the extent that such expense is not met by the proceeds of <br />insurance carried by the Association or such Owner or Occupant. <br />ARTICLE XV <br />GENERAL PROVISIONS <br />Section 15.1 Duration. The covenants, restrictions., <br />conditions and reservations imposed and created by this <br />Declaration shalJ. bind the Property for a period of thirty (30) <br />years from the date of the recordation of this Declaration. <br />After the eh~iration of said thirty (30) year period, all of such <br />covenants, restrictions, conditions and reservations shall <br />continue to run with and bind the Property for successive periods <br />of ten (10) years unless revoked by Members entitled to cast at <br />least ninety percent (90%) of each class of votes and evidenced <br />by a recorded instrument executed by a duly authorized officer of <br />the Association and such percentage of First Mortgagees as may be <br />required by Article XII. <br />Section 15.2 ~~/VA aDDrova1s. As long as there is a Class B <br />membership, the following actions will require the prior approval <br />of the Federal Housing Administration or the Veterans <br />Administration: Annexation of additional properties, dedication <br />of Common Property, and amendment of this Declaration of <br />Covenants, Conditions and Restrictions. <br />Section 15.3 Notices. ?~y notice required to be sent to any <br />person or an entity under the provisions of this Declaration <br /> <br />
