<br />CASE # 5 <br /> <br />REQUEST FOR EXTENSION TO SUBMIT FINAL PLAT FOR <br />SKYLINE POINTE SUBDIVISION; <br />CASE OF SKYLINE PARTNERS, LLC <br />By: Breanne DaInes, Associate Planner <br /> <br />Background and Observations: <br /> <br />On September 26, 2006, Skyline Partners received preliminary plat approval for the development <br />of 47 single-family, bungalow homes and townhomes located on the southwest corner of County <br />Road 5 and Alpine Drive. The proposed project went through many revisions to reduce density, <br />accommodate the re-alignment of Alpine through the intersection of Nowthen Boulevard, and <br />provide density transitioning on the southern portion of the development. The approved <br />preliminary plat is included in your packet and was subject to the following contingencies: 1) <br />reduction of homes on the southern portion from 12 to 8 units; 2) extra landscape buffering along <br />the street adjacent to Nowthen; 3) escrow for sidewalk along 151st Lane; and 4) plan for traffic <br />in1pacts of County Road 5 between Sunwood Drive and Alpine Drive. <br /> <br />The applicant is requesting an additional year to meet the contingencies of approval, and to <br />continue to work to develop the project. <br /> <br />The following items are included for your review: <br /> <br />a) Letter from Skyline Partners requesting a one-year extension <br />b) Minutes from September 26, 2006 <br />c) Approved Preliminary Plat and building elevations for Skyline Pointe <br />d) Resolution granting a one:-year extension to Skyline Partners to submit a final plat of <br />Skyline Pointe. <br /> <br />Recommendation: <br /> <br />City Staff recommends adoption of the enclosed resolution granting a one year extension to <br />submit a final plat for the Skyline Pointe subdivision. <br /> <br />Funding Source: <br /> <br />Staff costs incurred in processing the request for extension are billed to the applicants escrow <br />account. <br /> <br />Council Action: <br /> <br />Motion to adopt Resolutions #07-08-_ granting a one year extension to Skyline Partners, LLC <br />to submit a final plat for the Skyline Pointe subdivision <br /> <br />Review Checklist: <br />Asst.
