<br />The grading, drainage, utility, and landscaping plans are being reviewed separately as part of the <br />CNP Storage site plan. Drainage and utility easements are required over the watermain to be <br />constructed for this project, as well as the stormwater ponds. Staffis recommending that preliminary <br />plat approval be contingent upon verification of adequate easements during site plan review. <br /> <br />A new cul-de-sac will be constructed at 148th Avenue NW, which is smaller than City Code <br />requires. The B.oard .of Adjustment will review a variance to this requirement at their September <br />meeting. Preliminary plat approval should also be contingent upon receipt of this variance. <br /> <br />The plat proposes access off of Ramsey Blvd and Bunker Lake Blvd. Anoka C.ounty has submitted <br />comments on the proposed plat which indicates the proposed accesses are acceptable. The County <br />has requested a small amount of additional right-of-way on the corner for stoplight maintenance <br />purposes. <br /> <br />Recommendation: <br /> <br />The Planning Commission reviewed the pr.oposal at their August 2,2007 meeting, and <br />recommended approval of the preliminary plat. Staffis also recommending approval of the <br />preliminary plat, contingent upon the following: <br />1. Compliance with the City Staff Review Letter dated July 26,2007, revised August 23,2007 <br />2. Receipt of a variance to cul-de-sac size requirements <br />3. Receipt of zoning and c.omprehensive plan amendments for the southern half of the property <br />4. Verificati.on.of adequate drainage and utility easements during site plan review <br /> <br />Council Action: <br /> <br />Motion to grant approval of the pr.oposed preliminary plat contingent upon: <br />1.
