That the total area of the property to be rezoned B-1 Business is approximately 1.8 acres. <br /> <br />5. That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) <br />boundary. <br /> <br />6. That the Subject Property is currently zoned E-l Employment. <br /> <br />7. That the surrounding adjacent properties are zoned E-l Employment and R-l Single Family <br />Residential. <br /> <br />8. That the site is currently vacant. <br /> <br />9. That the development site will ultimately include three commercial/retail buildings. <br /> <br />10. That the proposed development will/will not exercise substantial detrimental influence on <br />the market value of surrounding properties. <br /> <br />11. That the proposed development will/will not be compatible with surrounding land uses. <br /> <br />12. That the proposed development wiWwill not impose undue burden on public services and <br />facilities, including fue and police protection, schools, streets, water systems, sanitary <br />sewer systems and storm sewer systems. <br /> <br />13.
