<br />Board Member <br /> <br />introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #07-09-_ <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0 RELATING TO A <br />REQUEST FOR A VARIANCE TO CUL-DE-SAC SIZE REQUIREMENTS <br />CONTAINED IN THE SUBDIVISION DESIGN STANDARDS OF CITY CODE. <br /> <br />WHEREAS, TSM Development, Inc., hereinafter referred to as "Applicant," has <br />properly applied for a variance from Section 9.50.30 Subd. 3 regarding minimum cul-de-sac size <br />requirements on the property generally located on Ramsey Blvd and Bunker Lake Blvd and <br />legally described as follows: <br /> <br />Outlot A, Regency Pond, Anoka County, Minnesota. <br /> <br />(the "Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF :MINNESOTA, as follows: <br /> <br />1. That the Board of Adjustment conducted a public hearing pursuant to Section 9.03.07 of the <br />Ramsey City Code on September 6, 2007, and that said public hearing was properly <br />advertised, and that the minutes of said public hearing are hereby incorporated as a part of <br />these findings by reference. <br /> <br />2. That the Subject Property is zoned E-1 Employment and is approximately 6.2 acres in size. <br /> <br />3. That properties to the north, south, and east are zoned R-1 Residential. <br /> <br />4. That the property to the west is street right of way. <br /> <br />5. That self-storage facilities are a permitted use in the E-1 Employment District. <br /> <br />6. That Section 9.50.30 Subd. 3 (Subdivision Design Standards -Streets) requires urban cul-de- <br />sacs to have a one hundred (l00) foot pavement diameter and a one hundred tvventy (120) <br />foot right-of-way diameter. <br /> <br />7. That Section 9.50.30 allows that different widths may be required, depending upon <br />anticipated traffic volume, planned functions of the street, and the character of abutting land <br />use. <br /> <br />8. That the Applicant is requesting a variance from Section 9.50.30 Subd. 3 to allow a cul-de- <br />sac pavement diameter of 55-60 feet, and a right-of-way diameter of 60-65 feet. <br /> <br />25 <br />
