She has concern with not seeing that at <br />this time. <br /> <br />Community Development Director Trudgeon indicated he believes early on when the applicant <br />was showing building ideas for the outlot it was mostly a rectangle and was not defined on what <br />it would be. The applicant has indicated they would like to see a medical office building there; it <br />would likely be three to four years before they would consider that. That is the only indication <br />staff has had from them, and it could change as the market changes. <br /> <br />Councilmember Dehen noted staff has indicated the County approved the access onto Bunker <br />Lake Boulevard, while he thought they were trying to eliminate these accesses as an overriding <br />purpose. <br /> <br />Community Development Director Trudgeon explained this site is challenged and is surrounded <br />by county roads, and this is the only option for an access. He believes they were left with no <br />choice. <br /> <br />Councilmember Look asked if the applicant is willing to share these accesses with the outlot <br />regardless of what is there in the future. <br /> <br />Community Development Director Trudgeon replied yes, there is an approved easement for the <br />City Attorney to review, which would guarantee that the access is there. <br /> <br />Councilmember Elvig commented back to the principals they used in the development of Town <br />Center and keeping things closer in to the roadway, this comes from a closely populated <br />neighborhood in this area to here. He expressed concern with the trash and loading dock area in <br />the back of the building and the plainness of the back of the building. He suggested <br />encouragement that this be changed to an L-shaped building. He noted the split in these two lots <br />seems to be the priority, as opposed to the flow or function of the front lot. He asked if staff has <br />seen any other plans for the site. <br /> <br />Community Development Director Trudgeon responded in the negative. He indicated there will <br />be a trail on the west side of Sunfish Lake Boulevard. The developer had previously proposed to <br />use EIFS material and that has been upgraded. <br /> <br />Councilmember Elvig indicated he would also like to see this on the Bunker Lake and Sunfish <br />Lake Boulevard sides. <br /> <br />Community Development Director Trudgeon indicated four sided architecture could be explored. <br /> <br />Councilmember Elvig noted there could also be mock four sided architecture. <br /> <br />Councilmember Jeffrey noted with the right-in/right-out the folks coming down Sunfish Lake <br />Boulevard will not get the eye appeal taking the right-in and going into the back ofthe building. <br />He would encourage discussion of four sided architecture and possibly a different layout. <br /> <br />City Council / September 11,2007 <br />Page 8 of 22 <br />
