Case #6:

Public Hearing - Request for Comprehensive Plan Amendment; Case
of Sunfish Development, LLC

Chairperson Nixt closed the regular portion of the Planning Commission meeting at 9:52
p.m. in order to call the public hearing to order.

Public Hearing

Chairperson Nixt called the public hearing to order at 9:52 p.m.

Presentation

Associate Planner DaInes stated Mike Wayman of Sunfish Development, LLC has
applied for a comprehensive plan amendment to re-guide the Healthquest property
(14100 Sunfish Lake Boulevard) from Places to Work to Places to Shop. The Planning
Commission and City Council have discussed this item previously.

Associate Planner DaInes stated this is a lot split and a site plan for a multi-tenant retail
associated with one of two lots.

Chairperson Nixt stated once they rezone they lose the flexibility to guide what may be
the use on the portion that is not being developed at this time.

Mr.. Mike Wayman stated they do not have any inclination to put a gas station on this site.

commissioner Brauer asked if multi-tenant retail was the same thing as a strip mall.

Commissioner Brauer did not think a strip mall or multi-tenant retail is what the
Commission wanted in there at the concept review.

Mr. Wayman thought in the previous meeting the issue was mainly on the lighting and
not the strip mall itself.

commissioner Van Scoy wondered if it was possible to rezone one lot.

Associate Planner DaInes stated the entire property has to be rezoned to B-1 or remain in
E-l, as there is not enough area to meet the minimum performance standards for one B-1
and one E-lot.

Mr. Wayman indicated they would not want that to happen because it would limit their
marketability .

The Commission recessed at 10:04 p.m. to change the tape.

The Commission reconvened at 10:06 p.m.

-132-

-
