Case #7: Public Hearing - Request for Zoning Amendment from E-1 Employment to B-1 Business for 14100 Sunfish Lake Boulevard; Case of Sunfish Development, LLC Chairperson Nixt closed the regular portion of the Planning Commission meeting at 10:29 p.m. in order to call the public hearing to order. Public Hearin!! Chairperson Nixt called the public hearing to order at 10:30 p.m. Presen ta tion Associate Planner DaInes stated the City has received an application to rezone 14100 Sunfish Lake Boulevard (existing Healthquest site) from E-I Employment to B-1 Business. In conjunction with the rezoning, a comprehensive plan amendment, site plan for the southern portion of the lot (to be subdivided), and minor plat are being processed. A rezoning to B-1 Business is required for this property to subdivide as proposed. The . applicant intends to develop two lots and construct a multi-tenant retail facility on the southernmost lot. The applicant will sell or develop the second lot at a later date. Citizen Input Mr. Stachowski indicated he had the same concerns as the last case. Motion by Commissioner Nixt, seconded by Commissioner Trites Rolle, to close the public hearing. ' Motion Carried. V oting Yes: Chairperson Nixt, Commissioners Trites Rolle, Brauer, Cleveland, Hunt, and Van Scoy. Voting No: None. Absent: Commissioner Levine. The public hearing closed at 10:33 p.m. Commission Business Chairperson Nixt called the regular meeting of the Planning Commission back to order at 10:33 p.m. Motion by Commissioner Nixt, seconded by Commissioner Trites Rolle, to recommend that City Council adopt Findings of Fact, favorable to the applicant, relating to a request to rezone the property described as Lot 1, Block 1, Gateway North Industrial Park No.3 from E-I Employment to B-1 Business. Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Trites Rolle, Cleveland, Hunt, and Van Scoy. Voting No: Brauer. Absent: Commissioner Levine. -149- -
