<br />Motion by Commissioner Nixt, seconded by Commissioner Trites Rolle, to recommend <br />that City Council introduce an ordinance to rezone Lot 1, Block 1, Gateway North <br />Industrial Park No.3 from E-1 Employment to B-1 Business, contingent upon Met <br />Council approval of the land use change <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Trites Rolle, Cleveland, <br />Hunt, and VanScoy. Voting No: Brauer. Absent: Commissioner Levine. <br /> <br />Case #8: <br /> <br />Request for Sketch Plan Review of a Minor Subdivision of Sunfish <br />Development; Case of Sunfish Development, LLC <br /> <br />Associate Planner DaInes stated Mike Wayman of Sunfish Development, LLC has <br />submitted a minor subdivision to split the existing lot located at 14100 Sunfish Lake <br />Boulevard to create two lots to be used for commercial/retail/office purposes. A site plan <br />for the southern lot, and a comprehensive plan amendment and zoning amendment for <br />both lots are being processed in conjunction with this minor plat. <br /> <br />Under the B-1 Business zoning district, Associate planner DaInes advised that the <br />proposed lots meet all lot width, size, and frontage requirements. Lot 1 would receive <br />access from a shared access point on Sunfish Lake Boulevard and Lot 2 would receive <br />access from Bunker Lake Boulevard aild the common access point on Sunfish Lake <br />Boulevard. The County has commented that the two accesses would be permitted, but <br />that they must be constructed as right-in/right-out configurations. <br /> <br />Commissioner Trites Rolle stated she supported there not being a gas station. She would <br />like to have some business that will offer a place to eat or a pharmacy or some service <br />that is not close by and would provide an amenity. She thought it would be useful to the <br />residents and to the businesses and would take care of some of the concerns. <br /> <br />Mr. Wayman stated lot 1 is proposed to be a two story medical office building and will be <br />two to three years down the road. Their first focus is to build and lease out the retail strip <br />mall. <br />Chairperson Nixt indicated he did not have a problem with the lot split but he was <br />confused how the access off of Bunker will be done. Chairperson Nixt stated he had a <br />concern with the cars backing out into the drive aisle. <br /> <br />Commissioner Brauer wondered if the majority of the pond could be placed on lot 1 <br />instead of lot 2. The Commission discussed with the applicant possible ways to adjust <br />the lots to fit everything in: safe traffic patterns and sufficient ponding. <br /> <br />Mr. Wayman stated he was concerned with the addition of the trail and he would like to <br />take this trail out of the plans because there are other businesses in the area that do not <br />have trails which his will connect to. <br /> <br />Staff indicated they are going to need the trail with the medians and future development. <br />The trail will eventually connect with other trails along this roadway. <br /> <br />-150- <br /> <br />- <br />
