<br />Site Plan Review: Sunfish Development, LLe <br />July 27, 2007, revised September 7, 2007 <br />Page 3 015 <br /> <br />property as well as an access easement. Both proposed easements have been submitted to the <br />City. <br /> <br />Lighting: A lighting plan should be submitted City standards require that the luminaire (light <br />source) must not be visible from beyond the property line. The Planning Commission <br />expressed concern over the lighting of this site at their meeting on November 2, 2006. A <br />lighting plan, including shop drawings for any ne'w lighting fixtures must be submitted to the <br />City for approval prior to installation. <br /> <br />Signage: Any new signage on the property will require a sign permit, which is approved <br />separately from the site plan. <br /> <br />Landscaping: The review of the landscaping plan, dated August 20, 2007, focuses solely on <br />the southern lot, which is the lot currently subj ect to site plan review. Proposed landscaping <br />for the northern lot will be reviewed as part of the site plan review process when that site is <br />improved. The revised landscaping plan is generally acceptable with the following <br />comments: <br />· Parking lot plantings are required to have a minimum planting area of at least 162 <br />square feet. All three planting islands appear to be too small. The area of these <br />islands must be calculated and included on the landscape plan to verify adequate <br />soil volume. <br />· Trees should be planted at a depth such that the root flare is at finished grade. <br />· At installation, do not prune any branches unless they are broken or deformed (do <br />NOT prune' 1/3 of foliage as shown in the tree planting detail). <br />· Any pruning cuts that are necessary shall be made just outside the branch collar, <br />NOT flush with bark. <br /> <br />. Ground Cover/Irrigation Requirements: City Code requires all areas not otherwise <br />improved to be established with sod and be irrigated. Any deviations from the <br />sodding/irrigation requirement will require City Council approval. The proposed irrigation <br />system will need to be reviewed by the City Engineer. The irrigation system will need a <br />dedicated service(s) that must be shown on the utility plan. Please submit details regarding <br />the utilities for such a system. <br /> <br />Architectural Standards: Within the B-1 Business District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, pre-cast panels whose surfaces <br />have decorative material or texture, or other materials as approved by the City Council. The <br />site plan indicates the use ofrockface concrete, aluminum, glass, and stucco. <br /> <br />'Waste Storage: City Code requires waste storage facilities to be enclosed. The submitted <br />plan proposes two trash enclosures. <br /> <br />Loading Docks: One loading dock IS required for this development, unless otherwise <br />approved by City Council. <br /> <br />-155- <br /> <br />
