<br />Site Plan Revie-w: Sunfish Development, LLC <br />July 27, 2007, revised September 7, 2007 <br />Page 40f5 <br /> <br />Park Dedication Fee: No park dedication was paid on this lot with the original plat. <br />Therefore a park dedication fee of $4,738 per commercial acre developed (Lot 1) is due on <br />this site plan, for a total of $7,107.00 for Lot 1. The rate ineffect at the time of Final Plat <br />approval is the rate that "will be charged. Park dedication vvill be collected on the Outlot at the <br />time of re-platting. <br /> <br />Trail Development Fee: The 2007 trail development fee is $1,090 per commercial acre <br />developed, for a total of $1,635.00 for Lot 1. The rate in effect at the time of final plat <br />approval 'will be charged. Trail development fees shall be collected on the Outlot at the time <br />ofre-platting. <br /> <br />Stormwater Management Fee: The 2007 stormwater management fee is $4,151.00 per <br />commercial acre developed, for a total of $6,227.00 for Lot 1. The rate in effect at the time of <br />fmal plat approval will be charged. Stormwater management fees shall be collected on the <br />Outlot at the time of re-platting. <br /> <br />Sewer and Water Trunk Fee: Because this property is not currently connected to urban <br />services, a sewer and water trunk fee will be charged as part of the development. The 2007 <br />sewer and water trunk fee for commercial property is $10,958.00 per acre, for a total of <br />$16,437.00 for Lot 1. The rates in effect at the time of site plan approval will be charged. <br />Sewer and water trunk fees for Outlot A will be collected at the time of re-platting. <br /> <br />RED Number: This property is subject to a storm water utility charge. The increase in the <br />amount of impervious area will increase this charge. The city will determine the amount of <br />the increase upon review of the fmal site plan. It should be noted that the creation of a <br />detention pond on the site allows the property owner to apply for a credit toward this charge. <br />The property ovvner may wish to apply to the City for consideration of this credit. <br /> <br />Comprehensive Plan/Zoning Amendment Requirements: An application has been <br />submitted to change the land use designation from Places to Work to Places to Shop. The <br />Planning Commission and City Council discussed this option at past meetings, and expressed <br />a willingness to amend the zoning and land use designation, if the project proposed was <br />appropriate. However, there was concern by both groupS that the traffic situation may be <br />adverse \~rith a retail user on the comer, depending on the specific user and the County's <br />comments. ' <br /> <br />The City Council V\ri11 be meeting at 7:00 pm on Tuesday, September 11, 2007 at the new <br />Ramsey Municipal Center located at 7550 Sunwood Drive to review your proposed site plan, <br />subdivision, comprehensive plan amendment, and zoning amendment.
