<br />f. Installation and removal oftemporary erosion control measures. <br />g. Installation of landscaping materials in accordance with the Landscape Plan prepared by <br />Lampert Architects, dated August 20, 2007, revised <br />h. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and <br />installed accordingly. <br />1. Irrigation rain sensors shall be installed and appropriately placed throughout the <br />development. <br /> <br />("Required Improvements)". <br /> <br />5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on <br />the Site shall be as directed by the City1s Fire Chief. <br /> <br />6. LIGHTING. Lighting shall be installed on the site in accordance with City Code. <br /> <br />7. BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material and general design as indicated on the Building Elevations dated August 20, 2007. <br /> <br />8. REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site will be <br />issued until the Permittee has: a) signed and returned this Development Permit; b) the City has <br />received the required [mancial surety, inspection fees, and other development fees; and c) an <br />easement document has been submitted for the trail easement and for the shared access <br />easement; and d) the plat for SUNFISH LAKE DEVELOPMENT has been released by the City <br />for recording. <br /> <br />No Certificate of Occupancy for the structure will be issued until the Required Improvements, <br />or a financial surety for same, are accepted by the City. <br /> <br />9. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be <br />completed before October 1,2008. <br /> <br />10. RECOGNITION OF LOCATION. The Permittee herein agrees to recognize Ramsey as the <br />City of location on all forms of advertising and business correspondence whenever reasonably <br />prudent to do so. <br /> <br />11. FINANCIAL SURETY. In order to ensure the installation of the Required Improvements in <br />accordance 'with City specifications and in a timely manner, the Permittee shall be required to <br />deposit with the City a cash escrow or letter of credit, approved as to form by the City, in the <br />amount of One hundred, forty-eight thousand, two hundred dollars and no cents ($148,200) <br />which is 125% of the City's estimated cost of the Improvements. Prior to the issuance of the <br />building permit, all [mancial guarantees must be provided as required herein. <br /> <br />Upon completion of the construction of the Required Improvements, the financial guarantee <br />shall be returned to the Permittee and the Permittee shall be required to provide the landscaping <br /> <br />Development Permit <br />Sunfish Lake Development <br />September 2007 <br />Page 2 of4 <br /> <br />-178- <br />
