<br />I <br /> <br />Councilmember <br /> <br />introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #07-09- <br /> <br />RESOLUTION ADOPTING FINDINGS OF FACT #_ RELATING TO A REQUEST <br />FOR PRELIMINARY PLAT APPROVAL OF A SUBDMSIONPROPOSED TO BE <br />NAMED BRIDGEWATER <br /> <br />WHEREAS, CBR Development, hereinafter referred to as "Applicant," has properly <br />applied for preliminary plat approval of Bridgewater addition on the following described <br />property located in the City of Ramsey: <br /> <br />The Southeasterly 288.96 feet (as measured at a right angle tothe centerline of <br />Nowthen Boulevard) of that part ofthe Northeast Quarter ofthe Northeast Quarter <br />of Section 26, Township 32, Range 25, Anoka County, Minnesota, and part of the <br />Northwest Quarter of the Northwest Quarter of Section 25 of said Township 32, <br />Range 25 described as follows: <br /> <br />Beginning at the intersection of the centerline of Nowthen Boulevard and the <br />north line of said Section 26; thence Southeasterly along the centerline of said <br />Nowthen boulevard 891.00 feet; thence Northeasterly and at a right angle to said <br />Nowthen Boulevard 254.00 feet; Northwesterly to the Northeast comer of said <br />Section 26; thence West along the North line of said Section 25 to the point of <br />beginning, except the record plat of RAMSEY COMMONS 2ND ADDITION. <br /> <br />(the "Subject Property") <br /> <br />NO'V THEREFORE, BE IT RESOLVED BY THIS CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA that the fmdings of fact relating <br />to the request are determined to be as follows: <br /> <br />1. That the subject property is zoned R-1 Residential (MUSA) for single family dwelling <br />units not to exceed 3 units per acre. <br /> <br />2. That on December 28, 2006 and January 24, 2007 the Planning Commission and City <br />Council reviewed the sketch plan and determined that the' proposed development of <br />townhomes was inappropriate for that location, and that a development that conforms to <br />the existing single-family zoning is appropriate. <br /> <br />3. That on May 7, 2007, the City received the application for preliminary plat of <br />Bridgewater to develop the 1.5 acre subject property with 5 single-family lots. <br /> <br />4. That the Plarining Commission conducted a public hearing pursuant to Section 9.03.03 of <br />the City Code on June 7, 2007, and said public hearing was properly advertised, and the <br />minutes of said public hearing are hereby incorporated by reference. <br /> <br />5. That the proposed plat does not meet the R-1 Residential zoning regulations established <br />in Section 9.20.11, subdivision 4 of City Code in the following aspects: over-density (3.3 <br />units per acre proposed, 3 units per acre is the maximum in the R-1: MUSA zoning <br /> <br />-190~ <br /> <br />- <br />
