<br />P0cASE # 3 <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF <br />REGENCY POND 4TH AD~mON; <br />CASE OF TSM DEVELOPMENT,INC. <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />TSM Development, Inc. has submitted a preliminary plat application as part of their plan <br />to construct 3 self-storage buildings and 3 commercial retail buildings on the property <br />generally located on Ramsey Blvd. and Bunker Lake Blvd.. A plat was previously <br />approved for this property in 2004. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed preliminary plat <br />c) City Staff review letter dated July 26, 2007 <br />· Meeting minutes are included with the site plan case * <br /> <br />Notification: <br /> <br />Residents within 700 feet of the Subj ect Property were notified of the variance, rezoning, <br />and site plan proposals, however, the preliminary plat itself was not specifically <br />advertised for public hearing. Staff is recommending that a public heating be held when <br />the City Council reviews the preliminary plat <br /> <br />Observations: <br /> <br />The preliminary plat proposes to replat Outlot A of Regency Pond and two unplatted <br />residential parcels into four commercial lots. All three lots are currently zoned E-1 <br />Employment; the applicant is requesting a rezoning for the 2 comer lots to B.,.1 BUsiness. <br />Accordingly, B-1 standards were used to review Lot 1, and B-1 standards were used to <br />review Lots 2, 3, and 4. All four lots meet the area and dimensional requirements in City <br />Code. <br /> <br />The grading, drainage, utility, and landscaping plans are being reviewed as part of the . <br />CNP Storage site plan. Drainage and utility easements are required over the watermain to <br />be constructed for this project A new cul-de-sac will be constructed at 148th Avenue <br />NW; as was approved in 2004, the cul-de-sac bulb is smaller than City Code requires, but <br />traffic will be limited. <br /> <br />~. <br /> <br />.
