Inc. has submitted a final plat application as part of their plan to construct 3 <br />self-storage buildings and 3 commercial retail buildings on the property generally located on <br />Ramsey Blvd. and Bunker Lake Blvd. Plans for the self-storage buildings were previously approved <br />for this property in 2004; the developer has since acquired the 2 comer parcels and now wishes to <br />revise their plans. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed final plat <br />c) City Council meeting minutes dated August 28, 2007 <br />d) Andka County review letter dated August 1, 2007 <br />e) City Staff review letter dated September 20, 2007 <br />f) Draft development agreement <br />g) Final plat resolution for approval <br /> <br />Notification: <br /> <br />Residents within 700 feet of the Subject Property were notified of the preliminary plat public <br />hearing. <br /> <br />Funding Source: <br /> <br />All staff costs associated-with the review ofland use applications are paid for by the applicant. <br /> <br />Observations: <br /> <br /> <br />The final plat proposes to replat Outlot A of Regency Pond and two unplatted residential parcels <br />into four commercial lots. . All of the property is currently zoned E-1 Emplpyment; the applicant is <br />requesting a rezoning forthe southerly lots to B-1 Bus.iness. Accordingly, E-l standards were used <br />to review Lot 1, and B-1 standards were used to review Lots 2,3, and 4. All four lots meet the area <br />and dimensional requirements in City Code. <br /> <br />The grading, drainage, utility, and landscaping plans are being reviewed separately as part of the <br />CNP Storage site plan, which is expected to come before the City Council in October. Drainage and <br />utility easements are required over the watermain to be constructed for this project, as well as the <br /> <br />-285- <br />
