Staff is recommending that final plat approval be contingent upon verification of <br />adequate easements during site plan review. <br /> <br />A new cul-de-sac will be constructed at 148th Avenue NW, which is smaller than City Code <br />requires. The Board of Adjustment approved a variance to allow a smaller cul-de-sac at their <br />September 6, 2007 meeting. . <br /> <br />The plat proposes access off of Ramsey Blvd and Bunker Lake Blvd. Anoka County has submitted <br />cominents on the plat which indicates the proposed accesses are acceptable. The County has <br />requested a small amount of additional right-of-way on the comer for stoplight maintenance <br />purposes. <br /> <br />Recommendation: <br /> <br />Staff is recommending approval of the fmal plat, contingent upon the following: <br />1. Compliance with the City Staff Review Letter dated September 20, 2007 <br />2. Verification of adequate drainage and utility easements during site plan review <br />3.
