Hill, Inc. We offer <br />the following comments: <br /> <br />General: The preliminary plat is propOsing to replat Outlot A of Regency Pond along with 2 residential <br />unplatted lots on the comer of Bunker Lake Blvd and Ramsey Blvd. The plat proposes to create 4 new <br />lots: one for a self-storage facility and three for 3 new commercial buildings. Staff anticipates that the <br />City Council will review the Site Plan for the storage facility at their October 9th, 2007 meeting. <br /> <br />Zoning: All 3 existing lots are currently zoned E-I Employment. The City Council has introduced an <br />ordinance to rezone the 2 comer parcels to B-1 Business; staff will bring this ordinance for adoption at <br />the September 25, 2007 meeting. The southern portion of Outlot A will also be brought forwar~ for a <br />rezoning to B-1 Business and a Comprehensive Plan Amendment from Places to Work to Places to <br />Shop. Lot 1 will remain E-I Employment/Places to Work. <br /> <br />Lot Sizes and Dimensions: E-I District standards were used to evaluate Lot 1, while B-1 standards <br />were used to evaluate Lots 2, 3, and 4. Lot 1 is approximately 2.7 acres in size, which exceeds the I-acre <br />minimum lot size requirement in the E-I district. Lot 1 has 472 feet of frontage on Ramsey Blvd, <br />meeting the 200-foot minimum lot width requirement. <br /> <br />The B-1 District requires a O.S-acre minimum lot size, a lot width of 100 feet, and a lot depth of 150 <br />feet. Lot 2 is 1.6 acres'with a lot width of 240 feet and a lot depth of 290 feet. Lot 3 is 0.7. acres with a <br />lot with of 110 feet and a lot depth of 290 feet. Lot 4 is 1 acre in size, 290 feet wide (Bunker Lake Blvd <br />frontage) and 150 feet deep (Ramsey Blvd frontage). All four lots meet the area and dimensional <br />requirements in City Code. <br /> <br />Streets: The site is located on Ramsey Blvd and Bunker Lake Blvd. The [mal plat proposes to provide <br />access to the site through one access on Ramsey Blvd and one access on Bunker Lake Blvd. The <br />dedication page of the plat should dedicate the right of access to Anoka County along both CR 56 and <br />CRI16 excepting the two access points.
