<br />Case #3: <br /> <br />Public Hearing - Request for an Interim Use Permit to Allow Two <br />"Main" Buildings (principal Uses) on one Lot; Case of GGJ <br />Properties <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 7:41 <br />p.m. in order to call the public hearing to order. <br /> <br />Public Hearinl! <br /> <br />Chairperson Nixt called the public hearing to order at 7:41 p.m. <br /> <br />Presentation <br /> <br />Associate Planner DaInes stated that the City received an application from GGJ. <br />Properties for an Interim Use Permit to utilize both buildings on the property located at <br />6760 Highway 10 as "main buildings." There are currently two buildings on the <br />property, but one is considered the principal structure that houses an office/showroom for <br />Bennettt Cooper Flooring and one is currently used as warehouse supply space that is <br />accessory to the principal structure. The applicant seeks to convert existing warehouse <br />space into two, leasable warehouse/office units. <br /> <br />The property is zoned B-2 Business, and offices are permitted in this district. Currently, <br />warehousing is not a permitted use within the B-2 Business District. However, this <br />building has been used for warehousing since 1988, and warehousing is currently <br />considered a legal, non-conforming use for this property. <br /> <br />The property gains access from Riverdale Drive and Feldspar Street. There are 54 spaces <br />of parking, which meet the standards for the proposed office/warehouse use indicated in <br />the submitted plans. The site is clean, completely paved, and provides good screening of <br />the loading areas to adjoining properties and Riverdale Drive. <br /> <br />Currently, the site is underutilized and the proposed use provides the potential to increase <br />. the utilization of the property and its improvements. Despite warehousing not currently <br />being a permitted use, Staff'has not observed any conflicts with adjacent land uses and <br />believes it maintains its legal, non-conforming status. Therefore, staff recommends <br />approval of the interim. use permit to allow two main buildings (principal uses) on one <br />lot, contingent upon leasing/remodeling in accordance with the submitted plans. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Levine, to close the public <br />hearing. . <br /> <br />-314- <br />
