CASE# <br />REQUEST FOR ZONING AMENDMENT FROM E -1 EMPLOYMENT TO <br />B -1 BUSINESS FOR 14100 SUNFISH LAKE BOULEVARD: <br />CASE OF SUNFISH LAKE DEVELOPMENT, LLC <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />The City has received an application to rezone 14100 Sunfish Lake Boulevard (e)dsting <br />Healthquest site) from E -1 Employment to B -1 Business. A comprehensive plan <br />amendment, minor plat, and a site plan for the southern portion of the lot (to be <br />subdivided) and are also being processed. A rezoning to B -1 Business is required for this <br />property to subdivide as proposed. The applicant intends to develop two lots (one <br />buildable lot and one outlot) and construct a multi- tenant retail facility on the <br />southernmost lot. The applicant will sell or develop the second lot at a later date. <br />On September 11, 2007, the City Council tabled the request for the zoning amendment <br />and directed the applicant to explore the possibility of four -sided architecture and re- <br />orientation of the building. <br />The following items are enclosed for your information: <br />Notification: <br />a). Site location map <br />b) Site Plan <br />c) Proposed Findings of Fact <br />d) Proposed Ordinance <br />The City attempted to notify property owners within 700 feet of the project's boundary <br />for the public hearing, in accordance with City Code. <br />Observations: <br />The following lists describe what uses are <br />redevelopment would fit under the B -1 <br />seeking a zoning amendment. <br />E -1 Employment Uses <br />Manufacturing <br />Research Labs <br />Testing Labs <br />Offices <br />Supply yards with building <br />Warehouse and storage <br />Self storage facilities <br />Truck terminals with building <br />Athletic facilities, fitness centers <br />Dance studios <br />permitted within each district. The proposed <br />Business district; therefore the applicant is <br />B -1 Business Uses <br />Enclosed Retail (no outdoor activity) <br />Restaurants /cafes <br />Offices and banks <br />Personal & Professional Services <br />Funeral Homes <br />Medical Clinics <br />Laundromat/Dry Cleaners <br />Animal Clinics /indoor boarding <br />Off Sale Liquor /food <br />Convenience grocery /food (fuel sales <br />requires a Conditional Use Permit) <br />
